These terms govern your use of LeaseVera. By creating an account or using our service, you agree to these terms. Please read them.

1. What LeaseVera does

LeaseVera is a tenant screening and profile-sharing service. Renters pay a one-time fee to build a verified profile combining identity, income, rental history, and screening data. That profile can be shared with any landlord via a secure link. Landlords access shared profiles at no charge.

LeaseVera is a technology platform, not a party to any lease or rental agreement. We do not act as a landlord, tenant, or property manager, and we are not responsible for any rental decision made using our service.

2. Acceptable use

You agree not to:

  • Use the service for any unlawful purpose
  • Submit false, misleading, or fraudulent information
  • Attempt to access another user's profile without authorization
  • Interfere with or disrupt the service or its infrastructure
  • Use automated tools to scrape or harvest data from the platform
  • Use a verified profile for any purpose other than evaluating a rental application

We reserve the right to suspend or terminate accounts that violate these terms.

3. Renter fee and profile window

Renters pay a one-time fee of $45 to create a verified profile. This fee covers identity verification, income verification, and a full tenant screening report.

  • Your profile is active for 60 days from the date of creation
  • After 60 days, the profile expires and landlords can no longer view it
  • You may create a new profile at any time by paying the fee again
  • The fee is non-refundable once verification has begun

4. Renter accuracy obligations

You are responsible for the accuracy of any information you provide directly, including your rental history and any supplemental details you add to your profile. Submitting materially false information is a violation of these terms and may constitute fraud. Third-party verified fields (identity, income, screening) are generated by our verification partners and are outside your ability to edit.

5. Landlord access terms

Landlords may access renter profiles shared with them at no cost. By accessing a profile, landlords agree to:

  • Use the profile solely to evaluate a rental application from the renter who shared it
  • Not share, copy, or redistribute the profile to third parties
  • Comply with applicable fair housing and anti-discrimination laws when making rental decisions
  • Not use screening data in violation of the Fair Credit Reporting Act (FCRA) or state equivalents

6. Disclaimers

LeaseVera is provided "as is" without warranty of any kind. While we work with reputable third-party verification providers, we do not guarantee that any data in a renter profile is complete, accurate, or current. Verification results reflect data available at the time of verification. Landlords are solely responsible for their rental decisions.

7. Limitation of liability

To the maximum extent permitted by law, LeaseVera and its owners, employees, and agents are not liable for any indirect, incidental, special, or consequential damages arising out of your use of the service, including but not limited to lost rental income, a wrongful tenancy decision, or data inaccuracies. Our total liability for any claim is limited to the amount you paid us in the 12 months preceding the claim.

8. Governing law

These terms are governed by the laws of the state in which LeaseVera is incorporated. Governing law and dispute resolution details will be finalized before public launch.

9. Changes to these terms

We may update these terms from time to time. If we make material changes, we will notify you by email or by posting a notice in your dashboard. Continued use of the service after changes take effect constitutes acceptance of the updated terms.
